Best Coworking Spaces for London Tech Teams, Compared & Ranked

The best coworking spaces for London tech teams, ranked on community, flexibility, location and sector fit, from Shoreditch to Canary Wharf and Stratford.

For most early-stage London tech teams, the first office is a coworking space. The right one gives you flexibility, a community and a professional base. The wrong one leaves you paying premium prices for hot desks you can’t book and meeting rooms that are always full.

We’ve compared well-known options using the criteria that matter most to tech teams. Prices and facilities change often, so treat this as a shortlist, and always visit before you sign.

How we ranked them

  1. Community: are there other startups and useful events?
  2. Flexibility: short notice periods and easy scaling up or down
  3. Location: transport links and proximity to the London tech hubs
  4. Practicalities: reliable Wi-Fi, phone booths, meeting rooms and quiet space
  5. Sector focus: whether the space adds value for your industry

1. Plexal, Stratford

Best for: deep tech, cyber, mobility and teams that want structured support.

Plexal is an innovation centre at Here East on the Queen Elizabeth Olympic Park. It combines workspace with innovation programmes and links to government and corporate partners. You get more space for your money than in Zone 1, and Stratford’s transport links are excellent.

2. Level39, Canary Wharf

Best for: fintech, regtech and cybersecurity companies.

Level39 has been a fixture of the London fintech hub since 2013. Its value lies in the community and its proximity to banks and financial institutions. It’s less suited to consumer startups outside finance.

3. Runway East

Best for: early-stage startups that want a founder-focused community.

Runway East has sites in startup-heavy parts of London, including Shoreditch. Its spaces are popular with seed-stage teams and it has a reputation for good community events.

4. Huckletree

Best for: startups that want curated membership and programmes.

Huckletree describes itself as a workspace for innovators and runs member events and growth programmes. Check its current London locations, as the network has changed over time.

5. Second Home, Spitalfields

Best for: creative and impact-driven companies.

Known for its distinctive design and plant-filled interiors, Second Home attracts a mix of tech, creative and social enterprises close to Shoreditch and Liverpool Street.

6. Fora and WeWork

Best for: teams that need lots of locations, private offices or room to grow fast.

Large operators such as Fora (which merged with The Office Group) and WeWork have sites across London, including near most tech clusters. Community can be thinner than at specialist spaces, but flexibility and choice are strong.

What a coworking membership really costs

Desk prices are only part of the bill. Before comparing spaces, add up the extras that tech teams use every week: meeting room hours, printing, guest passes, mail handling and after-hours access. A cheaper hot-desk plan can end up costing more than a dedicated desk once a growing team starts booking rooms for interviews and investor calls.

It also helps to think about the next twelve months. If you expect to double headcount after a funding round, ask how quickly the space can offer a private office and whether your price is fixed. Operators with several London sites can make moving easier, while smaller spaces may offer more personal service and a stronger sense of community.

Quick comparison

Space Area Strongest for
Plexal Stratford Deep tech, programmes
Level39 Canary Wharf Fintech, cyber
Runway East Shoreditch and others Seed-stage community
Huckletree Various Curated startup network
Second Home Spitalfields Creative and impact teams
Fora / WeWork Citywide Flexibility, private offices

Tips before you sign

  • Visit at peak time, usually mid-week mornings, to check noise and space.
  • Read the contract for notice periods, price rises and guest rules.
  • Count meeting room credits realistically. Client calls add up fast.
  • Ask members what they think. Most will be honest.
